Criteria


The type of properties our investors have an appetite for are;


  • Off Plan with at least eighteen months to go before completion
  • Off Plan with less than six months before completion
  • Newly built, being the last few units available on a site
  • Built no more than seven years ago
  • Existing portfolios of mixed properties
  • Location can be anywhere throughout the UK and Europe
  • Residential and commercial properties      


Properties need to satisfy the following criteria;


  • The purchase price is below comparable open market value
  • Estimated rental income will cover finance costs at market value
  • The potential for capital growth is above the National average
  • The style and type of property is relatively desirable
  • Access, local amenities and transport links are good for the area
  • City centre, outlying towns and waterside developments
  • Minimum lease for leasehold properties to be at least 125 years
  • Prefer secure/gated/serviced properties


We deal direct with developers or their appointed agents and provide regular updates as to progress to the developers and their agents.  We chase the buyer's solicitors.  Should the buyer be looking to complete using mortgaged finance, we chase the mortgage brokers, lenders and valuers to ensure as far as possible that all paperwork is in place and being actioned.
